Building construction or renovation in France can be accompanied by international certifications sought after and recognized by real estate professionals. One of the most popular is the English BREEAM certification, certified by the BRE (Building Research Establishment). The BREEAM approach also relies on a flexible framework to define an environmental performance framework adapted to each building.

The latest versions of BREEAM incorporate ESG objectives.


Certifiable buildings can fall into different categories, with adapted objectives and standards: residential, commercial, industrial, educational and healthcare buildings.

A repository organized to be flexible

The BREEAM standard is organized into 12 categories: Project Management, Water, Energy, Transport, Health and well-being, Resources, Resilience, Ecology and biodiversity, Pollution, Materials, Waste and Innovation.

For each category, there are mandatory requirements (or credits) and optional credits. Achieving a percentage of these determines the project's performance level, ranging from “Pass” to “Outstanding.”

The definition of the profile and the choice of criteria goes through a dedicated platform.

Certification based on an approved assessor (BREEAM NC assessor)

Access to this certification requires a presence on the project management or project management team. It is necessary to be accompanied by a BREEAM assessor who will enter the project on the platform and ensure the assessment of the project to be submitted to the BRE.

The project audit is carried out solely on the basis of documentary evidence and the assessment entered by the accessor.


The version of the standard depends on the date of contracting carried out by the assessor, through the BREEAM platform. This point is important because the BREEAM incorporates more or less significant (and therefore impactful) updates over the years.


As previously stated, BREEAM certification must be performed by an accredited assessor, an accessor. Within the KEDROUS team, employees are accredited by the BRE to assist you.

Unlike French certifications, it is not possible to associate state labels with a BREEAM certification.
